I recently bought an inhabitable triplex, made 40k of repairs, got all units rented out, and now have been told I can not refinance cash out unless I hold the property for 6 months.

There is a nice tax benefit to occupying a house for 2 years out of 5 for civilians and and extended period for military on orders (as both me and my husband were).

Though there is a $19k discrepancy, I feel like the HOA has admitted they are responsible for this cost and their insurance adjuster has contacted me to try and help me, since the physical unit was damaged.In the meantime, the City of Santa Monica is forcing me to relocate my tenant, as my unit is inhabitable.

Like I said its just laughable that these folks posting on here think that good agents cant handle the same issues.. and that only a non licensed and non supervised civilian with limited training is all of a sudden a real estate expert and problem solver. its just these folks way to edify their position .. and Mary I work In about 20 states and in the inner cities of many of these ..
