Looking to purchase investment property and utilize BRRRR method

I've recently house hacked my first duplex In October!! I was told I could utilize this same strategy once I have lived in the property for a year, move out and purchase another property with owner occupied financing. This seems to be a great strategy but I don't want to wait one full year to purchase another property. I am looking to build my portfolio a bit quicker. I was thinking of buying an investment property with 20% down using a conventional loan then using the BRRR method to refinance and move on to my next project. Any Recommendations or Advice?
