I see how this rule can be useful, but I think it can't be a deal breaker.  

They are actually the overload protection for the units but some AHJ'S  allow a circuit breaker to serve as the disconnect.

Get familiar with timelines and outs in the contract if anything pops up that is a deal breaker. 

But, in future if we want to develop any residential or commercial buildings on this land, would this rail road track going to be a deal breaker in terms of attracting potential developers or buyers or investors? 

I question if converting to AFCI circuit breakers would be up to code (@Bruce Woodruff).

But there were a few deal breakers (which is why I went with Buildium), and I am wondering if you can potentially address those. 

Just an example of how these hucksters over-complicate things and steer their students down a circuitous path of constant up-selling that drains their funds without actually helping them meet their investment goals.
