That tells me something else, that the house was renovated sometime in the late 20th century, I'm guessing 1980s 1990s.

They are for a reason one of the oldest and largest RE Brokerage firms in US with over a century in business.Training program is really informative, especially if you consider having some agency business on a side of investment. 

It might be a little different if you're real estate agent with a link to your page on a branded companies website (think: Century 21, Coldwell Banker, etc.)  

The house is a  2,331sqft sitting on a 5.8 acre lot built in 1991, 5bd/2bt only need cosmetic work, century air/heat, no tax or liens fully payed off.I ran some numbers property recently sold in that area price per sqft range from 85-100+ i want to flip it to on investor, I have called him trying to get him to give me a price but he don't want to give one i haven't make any offer either i told him am gonna run some numbers on get back to him with a fair off that would work fir both of us. 

San Diego historical ROI is near the top in the nation for this century and both locations that are above it have rent control and San Diego does not. 

All of the photos seem to show (what looks to me like) granite or quartz countertops, wood or tile floors, and replacement cabinets (except for one, which had nicely refinished  vintage (mid-century) cabinets.
