New carpet and assorted repairs. we are hoping to spend more time in Asia the next two years and i am not impressed w PM here due to high costs and low quality considerations.

So you need to rip the pad out, then clean and dry the carpet, then install new pad.

You could easily find a light flip (carpet & paint) that also has the potential for a basement kitchen addition. 

I'm trying to find something more durable than carpet (seems to only last a few years) and am turned off by pricing on vinyl plank.

Most landlords avoid carpet in rentals anymore.

My company offers 35k sqft truckloads of New and Repurposed Commercial Carpet tile at around .21 sqft with delivery included.

You would want to wait on or expect to redo cosmetics, paint, carpet, etc.Keep in mind doing remodel work that it's like doing a flip your not doing it for your tastes but a large group of people. 

I have small multifamily duplexes that I bullet proof with no carpet and usually 2 bedrooms.  

One great thing is that all the carpeting and floors have already been ripped out.
