You could also benefit from attending local meetups as that's a way to brush shoulders with multiple investors at the same time. 

But I do not like the feeling of being bullied and brushed off. 

We are addressing the source of the issue, which seems to be blocked weep holes, high brush piled around the periphery of the home, possibly prior leaky kitchen pipes and some holes in the brick.

I would ask whoever you choose about how they clean the chimney, do they use a rotary brush, what dust containment they use, etc.  

They kept fees static during the recession, and we (I've been on the board of directors for the past 3 years) only began to raise them again two years ago with a 5% increase, and again are considering a 5% increase next year.  

Since this generalization paints every property with a broad brush is it virtually impossible to get a true pic and valuation.  

The first thing to be cut, skipped or delayed is rent because everything else is essential to earning a living.That is a big, broad brush picture but in general will be pretty close.     

They owned the home outright and fronted the money, I swung hammers and paint brushes as much as possible.
