For example I bought a 10 unit in an area I thought was a b+ a- area where 100% occupied rents are about 2.5x my mortgage.

I'm looking to get started in a long-term rental, even a perhaps a small multifamily in a B-/C+ class-ish property. 

Here on the Northwest side of the city there are plenty of A, B, & C neighborhoods that are perfectly safe.  

ROI is important but I also want to avoid unnecessary headaches so looking for at least a B-/C+ area. 

Do you focus on one specific class of property, A,B,C, or D class properties?

I'm in AB and have properties in BC and AB.

Ideally I'd be able to run my own A/B experiments but I imagine there are tons of PM's in here that already have all the data.
