They did everything from paper routes, lemonade stands (for the crews resurfacing our street - grew from simply drinks to full meals with hot dogs and chips!)

For my recent 200+ unit deal I have my maintenance do the turns besides outsourcing the carpet/tile installation and resurfacing counters and tubs.

We need to find an affordable fix. re-surface kit from homedepot?

I then recountered at 260k. 5k to at least try to get it resurfaced!!

When I bought my primary home, my wife and I did all the of these works " painting inside and out, resurfacing the cabinet, etc..."

Both upstairs bath cabinets painted & resurfaced, new 5inch laminate hardwoods through out the downstairs, new carpet upstairs, fresh paint throughout including baseboards & trim.

Hardwood can last forever and can be resurfaced indefinitely every few years for ~.75/sf. 

I've been to the property with a contract and we're looking at around 15k to make some desperately NEEDED repairs...one of the bathrooms nearly needs gutting, walls must be repaired, flooring is real wood but needs resurfacing.

Rent Scenario:-Estimated monthly rent:$4,500-$4,900 -Total mortgage/landscaper/pool man=$4,100-Potential to cash flow between $400-$800 a month-Principle monthly pay down of mortgage is $980 a monthAlso since this house was built in 1989 a lot of the big ticket items are coming to the end of the lifespan, such as:-New Roof Estimated cost: $25-$30K-Pool/Hot tub Resurfacing/new tiles: Estimated cost of $25K-New Fence: $7K-New Windows: $25KTotal Estimated upcoming expenses in the next 5 years=$85KWith all of that being said looking for input on whether to hold or just sell and move on.Here are some pictures of how it looks now
