Agent fee's etc. for cost of selling is a drop in the bucket compared to the returns. 

PLRs will rarely match your proposed transaction structure.

We refinanced and cashed out all our renovation budget plus $5,000 and actually kept monthly payment the same as rates had dropped.

Rarely is the complaint the real problem.

You avoid the tax hit, and still get the use of 75% of the equity if you do a cash out refi - (but high interest rates sort of play against that to some degree presently… but you could alway refi again down the line if rates dropped.
