Thought about doing hard oak core and cheaper doors myself as some tenants aren't always delicate and i understand the do it right the first time.

I also like Oak Park, Forest Park, and River Forest however the barrier to entry is a bit higher in those neighborhoods.If that deal doesn't work on to the next one!

Looking to get into my first STR in the next few months out in the Knoxville/Oak Ridge/Gatlinburg area(s)....I understand getting average daily rates, occupany rates, mortgage, saving for maintenance/CapEx.

I would recommend you looking in areas such as Live Oak, Schertz, Lackland Anything really above 410.

Not paying you a dime more..... document EVERYTHING and call his bluff. 

I do leave 6" solid oak or mahogany trim in historic buildings if it's in good shape but we paint or replace clam shell from the 50's and 60's.
