Maybe you could add a wine cellar downstairs or a basketball court in the backyard while your taking their requests to renovate the property .

But you stick a few real estate investors in a room with some wine and leave them there for 10+ hours and they will still be talking at the end and won’t want to leave.

The property manager I was working with at the time also provided a bottle of wine for all the guests at the beginning of their stay, which worked well.Since you live in NY, your target renters are probably a lot different but I think it's still important to consider what type of place you have, in what neighborhood and what kind of tourists you are hoping to attract. 

I have worked with a number of CRE-space competing businesses such as a wine/liquor distributor who have found it more difficult to find commercial space since the MJ community has aggressively snatched up most of the competing space.
