hello all,  hoping someone can answer a few paint questions for me:1. basement floor is being cleaned, sealed and painted with epoxy paint and the contractor asked me if I wanted the glitter or speckles in it...had no idea what he was talking about and have been looking online for paint color choices in the gray epoxy family.  

I do know what my grandfather used to tell me, "A bird in the hand is worth two in the bush"--and someone else, whose origin is unknown, "All that glitters is not gold!"

We could rehab and rent and put all cash flow back in to our reserves until we got a kitty.  

It sounds like you have a common problem of deploying all your capital into deals that do not generate a ton of net cashflow you can use to replenish your downpayment kitty in a short time.

If that does not happen I would go to step 2.2) My next step would be to purchase a "Hello Kitty" baseball cap or visor.  3) During the next showing wear only the Hello Kitty head gear and nothing else.

This kitty will grow to be your next down payment.

Not all that glitters is gold.

A cat is definitely less stressful, but not trouble free.Cat food left out overnight invites roaches into the house.This I did not experience, but a friend who is a fellow landlord did - a tenant flushed kitty litter down the toilet and caused a blockage in the drain.One time I had to replace a central AC system, tenant had the cat in a bedroom, with door closed.
