If each building belonged to a different owner, the only thing that they would have to collaborate on is, obviously, the courtyard (gardening, each side has it's own sprinkler system) , the intercom (about $120/month for the phone line), and the parking area (needs resurfacing).  

Flooring: A lighter or mid gray lvp to compliment (~$3 sq ft material) Cabinets: White shaker style (Lowes/Home Depot, Readily Available with little lead time) Countertops: White Quartz with black veining to match black matte finishes if the return on investment is there or just a nicer laminate (calacatta marble natural stone look)Finishes: Black matte for a modern look or the classic brushed nickel.

Other exclusions are roof replacement, anything requiring a permit, exterior painting if more than 5% of surface, "maintenance related to the garden, lawn, or landscaping," anything covered by any of the various required insurance policies, etc.

I wouldn’t say it’s a New Frontier I mean you can buy tiny homes on both Amazon and from Home Depot now.

The amount it costs to "do it right" normally makes new garden units cost prohibitive. 

I don't know the condition of these units, but to bump rents several hundred dollars per month, you will need to spend some real money.Additionally, Home Depot or your plumber don't care what you are getting for rent.  

Since you're going to be renovating houses, it is also good to obtain credit cards from Lowes, Home Depot, Menards....etc
