If you do not establish some form of basic minimum requirements and you ever do get taken to task (which is extreamly unlikely) you will have no defence.Like you most investors will choose the most qualified but having minimum screen standards provides you with a solid reason for rejecting applicants that you can use as a defence that is far stronger than "I choose the most qualified".

@William Gourley Yes, I hope it will happen sooner rather than later :-) I have actually asked if we could lower the rate, which my property manager didn't seem to like - in his defence, I think my house is priced fairly compared to the other houses in that neighborhood.

Depending on who you use, I am using a retired ministers wife and she is awesome, I would think you would need at least 10 rentals, but some may have a better cash flow or less.
