Other vaccines in the area are at $16-$20 SF but they are not as centrally located as us and most  are old construction  being 40-50 years old. 

I doubt your tenant has one.Also, in HUD ESA guidelines the Tenant must abide to any pet restriction or rule not affecting the ESA animal’s ability to provide support - like county license, vaccinations, leash, waste clean-up rules, or spay/neuter regulation. 

After a short-lived panic last spring similar to what happened in North America, pretty much everybody has come back to their senses and realized that vaccination is coming and the pandemic is going to be short-lived.

For example reminder to replace HVAC filter every 3 months, to ensure pets are vaccinated yearly, to ensure tenant sends me copies of renewed vehicle registrations and insurance etc.

Fun fact on homelessness, they actually invented a magical vaccination for that "disease" many MANY years back that has all but 100% effective rate.

They are fully responsible for cleaning up after their pet, covering any damage caused, maintaining up-to-date vaccinations, and being liable for any harm caused to people or animals.

We do allow a well-trained dog, preferably large, no puppies and no breeds not covered by our insurance (vet records showing breed, age, proof of current vaccination and any required pet license).

I now require any animals brought onto the property for any length of time, even service and emotional support animals, to be registered with petscreening.com or otherwise verified through a third party, and if tenants or their guests are not happy with that, they can send the documentation directly to me (vaccination records for the animal and a doctor's note with medical license and clinician contact information be sent to me).
