I have just started looking at properties and the first SFH we toured had just had the furnace and water heater stolen! 

I had to sell so I replaced the HVAC and a day later it was stolen by what neighbors described as the previous tenant.

I would say as an agent if a property is in a rough area I don't put signs since it can attract those bad apples or get stolen. 

If things are stolen, they are stolen.   

We have had two homes broken into and materials stolen recently.

And my new MTR tenant demanded the beds get maid and there was no hangers in the closest.. my last tenants must have stolen them.. then they wanted stuff moved from the garage which I told them thats enough I will give you your deposit back and you can go find another fully furnished home in Vegas I am not doing anything else.. they backed down but I know they are going to be whinny this after the last 6 or 7 tenants never heard a peep.. properties needed just light cleaning at turnover  etc.. so some good with some bad it happens.

For instance, my PlayStation was stolen, and because my cleaner didn’t catch it in time, we couldn’t identify which guest to hold accountable.

money stolen. only way U can look at that just flat out stolen.  

I remember once I was in a nice area of ATL at a closing and the attornies office was hot I asked whats up he said his two condenser got stolen that night LOL.. its a very active sport out East of the rockies we just dont hear of this on the west coast..

As I suggested, if you believe your identity had been stolen, please file a police report and we can utilize that to help convince the carrier to make a full refund cancellation request.I'm very sorry you decided you didn't want the policy after all, and in fact, Obie covered some of the fees from your pro-rated cancellation so we could at least always put the customer first--even in this situation.
