Self Manage for all the previously stated reasons and this very important tid bit - if you self manage you own your reviews, most management companies will take the reviews with them if you cancel the service - look into this for sure before you sign any contract.

We are out of the city limit Definitely a grind to get all these done while fighting with the city/county over tid bits of requirements. 

Receiving smaller 1099/98 INTs and k-1s in different TID accounts seems safer / lower key., less of a target.One bad event can't lien attach to 1 central revenue stream because there isn't one.   

LOL but you may also obtain some tid-bits of useful information about the park and/or neighboring parks.
