I bought the land for $180 per 1 lot (4 adjacent lots, making one big rectangle)

You can see from the pic below that when the originally did the plot (White rectangles) the homes were supposed to connect to the lateral in the alley.   

Its 2 acre piece in rectangle shape.

@Grayson Lynum Regarding Modular, I have gone down that rabbit hole several times, and what I found it, they are not cheaper, just faster, and they look like a modular, due to the transportation limitations, the rectangle box or Prow front on mods tend to have a stigma to buyers, also many of the finishes are very low end. if you site built a very basic rectangle with the same cheap finishes most mods come with, you will be financially better off. and they are not faster, typically from order to occupancy is 6-9 months, I did my last spec in 7 mo. its just not as much work on site, the time is waiting for the factory to get to your build. good luck!

Separate BoV concurs with near-$150k range.Subject lot is approx. 100' street frontage by 150', rectangle.

The property is a beautifully proportioned rectangle with a broad sided road frontage with power ready to go.

The entire parcel is a large rectangle and surrounded on two sides by other hunting grounds while the third side is owned by someone with 7 or 8 tiny-ish STRs on it. 

So far entergy was coming in such a high price. high price now they say because of potential income i can get the poles and cable to  my meter base discounted almost no cost.   10 to 15 pads on nice rectangle lot, next to new pond we dug outdoor camping.. 

Love deep rectangles.
