I just got an email from the HOA attorney demanding close to $2000 for past due fees.

Have you guys ever purchased a property without physically seeing it?

So, if you have 10 units and you are going to pay $1,500 a month and you are working on an active income job, too, this is an easy switch due to the labor mentally and physically (even if it is just phone calls) to get these rentals running as a well-oiled machine.  

It's always a good idea to start where you are because you understand the what's going on around you, and you can physically visit the neighborhoods, properties, etc.Answering these questions is the first place to start.

The only other thing you can do is go off market, and start going directly to the sellers, but again if you are looking to use your VA loan product that's gonna limit you on what physical condition the property can be in to purchase it.

I screen the individual physically occupying the rental and someone in upper management of the company (President, CEO, etc.). 

Ithaca is heavily dependent on the two colleges.Student rentals are going empty, in particular in the larger and older apartments.With all of the new construction, is there any existing student rental (or other) that will remain in demand?
