I personally use Quickbooks online and have a virtual (remote/nonlocal) bookkeeper.

So you have little control of performance, no mercy from your tenant pool, and a lot of risk in neighborhood.

This was my first time buying a property solely for an investing purpose, and Melissa Justice was the person that I was connected with to help me pick out properties.

I know of several excellent property managers in the North Alabama area that would service the Harvest area, including several that I've never worked with personally, but have a good rep in the area. 

While I know that return goals are different for each investor and their specific goals, it seems that a bad or low-performing deal for one person might be what another investor is looking for.
