@Dustin Woodley. no. the seller is in the NOS stage of foreclosure, how is he going to do a seller finance?

Hi All, for those landlords who pay for the utilities of their units, do you put in explicit "no nos" into the lease itself.

But, in researching this a bit, with the intention of wholesaling properties to build some cash, I find that there's a lot of debate over whether you can actually wholesale pre-foreclosures once the NOD has been issued, or the NOS.

Even in non judicial foreclosures isn’t a NOS recorded somewhere?

The first had NOS sale out three years ago and a week later it was cancelled.  

There are only so many "nos" before a "yes" comes around.
