@John PerringsI think that you need to understand that all permanent life insurance faces the same mortality risk.

It will give you an understanding of your relationship with money, you risk tolerance, the types of investments you would enjoy.The problem with buying all cash is that mostly  of us mortals would run out of it after some time, so we need to use debt to continue to scale.

Obviously this does not apply to everyone, but are you an outlier, or are you in the middle 87% of the one standard deviation of the curve like most of us mortals?

Sure, if you are a super experienced investor or work at a fund, you'll have a good idea of your WACC and will use that as your discount rate, but for us mere mortals picking a discount rate seems like a shot in the dark.

However, I've found that by regularly checking Zillow, I can find relevant listings about as well as those automated searches.I've heard that agents can see information in MLS that ordinary mortals can't, and that this information can be valuable.

Where was I...Find a good contract, and find a good investor friendly attorney (closing agent).These are just a minimal set of steps... but consider this..and I said this before when I was still like you.. a mere mortal...Imagine a curved stair way.
