My team can normally close a deal in three weeks after I get it under contract if the other party is ready.

To find the best deal, set clear investment criteria—aim for at least $200/month per unit in cash flow, strong rental demand, and minimal repairs.

The difference is that the investor that wants the home buyer to complete ownership will sell on terms and price where a deal can be completed, whereas the seller that wants the buyer to fail will have price and terms that guarantee failure.  

If you want to go an easier route as a deal finder and make some capital before jumping into CRE, then I would definitely advise looking at wholesaling SFHs.
