Like @Jo-Ann Lapin says, "hard money" has negative connotations, so HMLs like to use "private money" instead.  

Right now the options most applicable to my situation seem to be:FHA 3.5% downI was informed of the higher PMI payments and the negative connotation when looking at MF properties in Northern NJ.

This is a great way to get around the "negative connotation" of submitting an offer with an FHA Loan (as mentioned in the comment above). 

I would like to see the negative connotation that DSCR loans are more expensive and always have higher rates compared to conventional. 

In fact, I would not be looking for NNN brokers, as there is typically a connotation with looking for NNN that implies a single tenant, stand alone building.  

The word it self has a bad connotation these days because of the scammers running their free seminars and 3 day classes on flipping or wholesaling or whatever and upselling to people who can't afford it.

There is certainly that connotation.

Airbnb has many negative connotations. 

I get the reasoning for this opaqueness, I simply disagree, I think you could stand on your operational difference as a strength, because it can be, vs fear of negative connotations.
