I’ve recently signed up with a pm that provides use of a golf cart and bicycles as part of the overall rent structure.

I could make a blanket clause that says nothing, including bicycles, is to be stored in common areas but I want to make the place more welcoming and personal.Thanks in advance for your input.

Also, love to work out as much as I can in things like running, bicycle, jumping rope, and lifting weights-no ripped or jacked by any means-but thinking in the long term benefit (like in real estate).

Are you concerned he will spend the money on new hairdos for his wife and new bicycles for his children versus putting it into a fiduciary account and applying it to the rental as it comes due ? 

I looked at the property (which was vacant) on 10/3 and there is a shed which contained a lawn mower, bicycles and lawn chairs.
