Being that you are a full time nurse with a baby on the way (Congrats by the way) time will not be on your side.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

We do have a few other investments besides RE, but they are baby investments.I'm very comfortable with my RE investments which have proven themselves over the last 30 years.

KNOWING real estate (or delivering babies) is a requirement for an expert. 

Just as the person who works at the clothing store has a conflict of interest when they say that the piece of clothing you are trying on looks great on you.
