seems to be with the power of REI nation in the market place wholesalers would be lined up to present deals to U guys first .. invite them into your offices and give them the tour like you do your retail buyers..

• The “Tour Guide” makes the opposite mistake: they spend all their time pointing out flaws and justifying a low offer.

Charges for marketing pics, 3-D Tours, Floor plans?

My thoughts would be to discuss it first with the township, then have a qualified investment savvy realtor tour the home, get you a CMA on the current property and ARV to compare.

Have them start touring you around to inspect the work about !

In some older neighborhoods especially historic districts, the tenants look for older houses - they preferred the art deco bathroom tiles, the thick plaster & lath walls over granite countertops and stainless steel appliances.but class D neighborhoods are easiest to tell.
