Interestingly, the records do include the downstairs space as part of the livable square footage.

We took the highest month of "normal" winter usage we had records on -- people in the house, heat running at a reasonable temperature, washer/dryer running, etc.  

So if it takes 10,000 calls to get one closed deal  that's $4k per deal which would still be worth it.
