Since I'm a new immigrant with no credit score, a DSCR with 30-35% down payment is my only option, so the 50K need to include that down payment alongside all other costs (closing, rehab, etc). 

Taking this a step further:  Bring in Indian, Bangladeshi and Pakistani new immigrants to share the rooms.

Where another issue arrises is I recently quit my job after becoming pregnant as they would not cover my maternity while overseas, my husband is employed however he works for a UK company and is British so would be unlikely to help us with the situation in the US.

If the new administration actually enacts their policy stances on tariffs, immigration, trying to ignite the economy even more....all of those things add up to higher inflation.

DEI policies along with environmental, immigration policies is not sustainable for a non 3rd world country (my guess that is the point). 

US, UK, Australia and other parts of the world are more for "traditional" investing in real estate for capital gain.
