I'm a big fan of Wes Moss's work and used that as a guide to become financially independent.

Half Moon Bay is a good area - which includes Moss Beach, El Granada  - it pulls from the Bay Area population and out of town people.   

I personally heard this strategy from Gordon Moss but I'm sure it's been around for a long time.They both complement each other.

My property management company was "negligent" in keeping moss and algae from growing on the wood steps, rendering them slippery after a rain.
