Definitely money to be made in college areas, although riskier - we did not leave the house in good shape.I'm not too familiar with Syracuse, but have heard of Tipp Hill as an up and coming neighborhood.Having just moved to the Rochester area, and my girlfriend being from the area, we have a pretty good understanding of the neighborhoods and will likely be looking to buy in the nicer areas of the city.

Properties were part of a larger off-market portfolio from an out of state investor. 1 Eastwood, 1 Tipp Hill, 2 Strathmore - purchase price $238,000, all properties occupied with rents $1050, 1050, 1095, and 1185.

You can totally cut your own hair, how te result looks like is a different question.My tipp: spend some time finding a great agent.

Any investors that have experience with owning properties in smaller towns north of Dayton, OH(Troy, Tipp City, West Milton etc.) - what is the demand for rentals? 

@Zach Quick well, looked at, but a 22 unit in Tipp City Ohio, and they are asking $260,000.

Syracuse really is a great area for cash flow and you should do very well in Tipp Hill.

I am going to be in the cuse at the end of Jan and will set up a local BP meetup @ Coleman's in Tipp Hill.

For instance, if you could get this duplex in Tipp Hill for $100k with 3.5% down, it is $3500 plus closing costs for an owner-occupied FHA loan.
