Small town rentals north of Dayton?

Any investors that have experience with owning properties in smaller towns north of Dayton, OH(Troy, Tipp City, West Milton etc.) - what is the demand for rentals?  What kind of jobs support this area?  what is the tenant base like?  Thanks for any input!
