I like the idea of diversification of my investments and I love the strategy BAM has articulated: the focus on properties with below market rents in growing areas with jobs and good schools. 

I think it does a good job of introducing different strategies and lingo of investing in a  digestible way and allows someone to find what they may find interesting and then learn more about that.

I learned this strategy from one of my clients.

It's not an effective strategy but a lot of investors believe throwing in high end appliances in itself secures a buyer. 

There are some out there that invite speakers versus take checks from speakers.

Too many people, especially lately, are looking at section 8 as a bulletproof or superior strategy. 

It's better to pay more, knowing you have something secured versus cheaping out and not even closing. 

SBA will loan on real estate correct I believe I have heard that is a good strategy do you have an opinion there?
