For sure they cannot give you an exact price for filing your tax do uments because that will depend on how organized you are and how much documents you will provide them.Not having an idea of what they might charge you is suspicious and i would not wait to get a crazy high bill for them to tell me i have to pay it because they completed the work.

Having lived in a rural area, I'm immediately suspicious about a whole neighborhood for sale at once.  

I take walmart/usps money orders or cash only.anything involving cashiers check is suspicious or "my company will" or "i will be attending university" when there is none near you. always dig deeply into it. 

This seems extremely low, i think they did a "drive by" appraisal due to COVID-19, and it seems suspicious that the appraisal would come back to exactly the purchase price.
