The satellite installation company should not have installed on a rental without a LOP ( letter of permission ) from you as the landlord, you in turn would have also known that you needed the HOA permissions / stipulations as well.

We are closing on our second triplex soon, but after maybe 5-6 properties I will probably cut this number down a bit.My other stipulation is that we have 6 months reserve of our own personal expenses- enough to pay for our PITI, utilities, food, gas and insurance for our vehicles.

As far as the LLC and taxes I'm not sure, I've partnered with my parents but the properties were always entirely investment and none of us benefited(lived there ect).As far as your daughter moving out, it is not a problem the stipulation on OO is that you move in within 60 days and continue living there at least one year.

Ask your attorney if rather than paying the general and having the general pay the subs, you can make checks out in the name of both, with a stipulation on the back saying by signing and cashing the check, they are releasing rights to lien the property.
