strictly non-legal opinion follows:This certainly is a Sticky-Wicket - - the improvements have created Sweat Equity, unless your lease specifically forbids improvements/modifications w/o written consent.You need the services of a lawyer to unwind all this and to get the "occupant" extricated.Get this done before accepting an offer. 

But that's the sticky point, it looks promising.

@Preston Rice I'm looking for a real estate agent to possibly work with in finding properties, shoot me a PM if you get the chance.

For example, at the low end of the price range I'd go with sticky tile in a bathroom -- extremely cheap, easy to pull up/replace a tile if they get damaged, they hold up decently well.
