The sand alone for each system was over 10k , Tanks were 4k, Pump was 1k, engineer cost was 1900 to draw the plan up and get county approval, another 1250 for inspections and as built plan after completion, Still have to add stone, piping, cost to do all the excavation work, cost to get rid of the old tank, seed the ground upon completion.

Buy 10 of these buildings and you will make $333,333 per year.Again, the funny thing is that these properties can break even in cash flow and never appreciate and you can still make a lot of money on just Mortgage reduction.I think these kinds of strategies are generally overlooked because there are a vast amount more Investors that need cash flow NOW than there are Investors like me that could wait.Another reason why I think that expanding your Career to get more seed money is a great and very safe Strategy.I know there is a lot of others that believe investors should get out of their day jobs to be full time RE Investors.
