All potential buyers are very aware that all interior walls and rear wall outside need to be repainted, as well as the soffit and 2 or 3 pieces of exterior trim that will also need to be replaced. 

How often are you going to repaint between tenants.

Repainted the whole exterior.

We will be putting new floors in, re-painting after repairing some walls and re-doing the bathroom as well.

We re-painted most rooms top to bottom (and painted some trim white from honey oak) and re-did What was the outcome?

We painted every room, had new cabinet door fronts built and re-painted kitchen cabinets, replaced countertops.

Assume you can repaint the whole unit for $1500 plus $300 in cleaning Plus the cost of 1 1/2 service calls @ $150. $2025/20 months= $101 per month per unit. 

Since purchasing it I have completely remodeled the kitchen, 1.5 baths, all flooring/fixtures, replaced the roof, repainted the exterior and added a nicely appointed rec room to the previously unfinished basement.

Had to repaint all walls, remove and replace all carpet and pad, scrub and Kilz (and replace) some sub floor, replaced all the trim, and in the garage degreased the floor and Kilzed the walls and ceiling.
