A little more info. multi-family, 4 bdrm 2 bath, local taxes around 1200/mo., local rents between 500-600. 49,900 is list price, just came on market. water and sewer are combined bill in this area and set bill of 100 /quarter. I plan to manage for now. I over estimated everything and still looks like a good deal.

Taxes would be 1200/ yr.  The insurance seems a bit high for that purchase price. Also will you be making any repairs? That could effect your coc return as well. Looks like a good deal to me though. I dont put managing fees either for right now, however it is good to have them in there for when you start scaling your rental portfolio, trust me you will need it. But also I am under the impression that a good management company will be able to rent it out for more so that they will pretty much cover their costs in the monthly rent if that makes sense.
