I agree deff not a crammed in design... i would do say on a 5 ac lot maybe 8-10 units only; giving them space in between and privacy;, but a common area for a firepit, grill and gathering; a walking path down near the brook with a sitting area; a bridge; and benches to sit and a deck to sit and read and have their coffee; maybe something like a cabin platform for sitting out in the woods away from the homes??

We didn't have it in our lease, but we did have a few rules like tenants couldn't use certain knives or pots/pans because I found they'd just mess them up lol.
