I've done my reading and practice on analyzing properties and Im more confident than ever in moving forward with the next move, purchasing the first rental property (releases the doves and plays the holy music).

We are house hacking a 4 plex and have one tenant who once a week or so plays music loudly, with (I assume) a subwoofer.  

I know it is kind of confusing, but it will look something like this:Wife sells to LLC------------------> Partnership LLCWife receives SOME cash to balance out the 'equity' shares.Partnership LLC is composed of the following, all equal partners:AG SD Roth CashAG CashPartner 1 CashPartner 2 CashWife ~ Equity shareWould this be considered a 'prohibited' transaction for my SD-IRA?

On a side note I was an audio engineer/music business person in a past life too :) 

My dad and I talked about these RE seminars, his perspective was from teaching music.

I am composing a letter in reaching out to the seller (found their mailing address online) about the tenants lease and any additional topics I could speak to them about.

I was in the side corner room away from the live music.

I want financial freedom to pursue goals in other areas of my life, including travel, school, dance, and volunteering my time as a music teacher.
