Talk to folks there, understand what's happening or will happen in a few years (for example if a new hospital will be getting built that's a good time to purchase a home in the area). 

I know some folks opt for Texas too.

It is common misconception that the limit is 10 conventional loans. so, folks will say will lets do a DSCR loan on this one to save a slot for a conventional loan.

The irony in most cases is those who spend excessively for complexed entity structures can't even articulate what they are protecting against and operate the underlying businesses recklessly (improper insurance, inadequate or no contracts etc.) and end up in trouble anyway.
