I have the money to buy a 20-80 unit myself without having to syndicate but I always wind up going the syndicate route because frankly the bigger the property, the easier it is the manage from a leasing agent/maintenance staff perspective and also of course diversification perspective.

It can certainly be difficult to get ahold of property management companies when you call, as staff will typically deal with a high call volume as well as internal periods of unavailability.If I were in your shoes, I would email and copy in other people from the organization, if you know any, and just express that you're very concerned that you have had total silence since last week and you need to hear from someone by tomorrow.

Unless you are super passionate about it or if it was a property you wanted to visit yourself from time to time (not sure why you would in this situation), I would probably just make it a regular rental for now and leverage the college as your primary source of rental traffic, but hopefully catering to responsible students (who are not going to party and thrash you home) or professors or other support staff for the college.
