Still lots of work to do on the house and the “book” I still have to figure out what to do for it (paper/digital/both), and a few more things I probably am not yet aware of … reading on this forum and asking questions sure has helped out a lot.

My favorite way to find a mentor was to look on Zillow for houses for rent in your area and then click on the ones that are 'for rent by owner' then call them and introduce yourself as an investor in the area who is looking to meet new investors. 

You don't want to distract the buyers from the house with too many items or stuff.

Zillow says the average price for a house in Little Rock is $215,000.

You can look on websites like https://www.corporatehousingbyowner.com/search/United-States... and https://www.furnishedfinder.com to see what similar houses are rented for.

Thankfully I am currently breaking even on the mortgage with both units rented and we just moved into my girlfriend's parents’ lake house rent free.

The ban in Asheville proper started in 2016 though, and we don't seem to have more affordable housing as a result.

I have to flip an entire house to make $12k, but an agent makes that in a couple hours without having to leave their home?!?!
