The only things I can think of are if lender has made additional collateral a requirement (and none exists) OR is requiring a particular endorsement to the loan policy which cannot be issued under the circumstances.

I'm super not familiar with MTR, and the realtor I spoke to today didn't seem to endorse it in the DMV area, citing high leasing fee due to the high turnaround, especially if I manage it remotely.

If it's given I'd do an amendment or endorsement to the contract, not a novation agreement.

They also look more carefully at landlord experience depending on the number of units and loan size.Typically you want to look for a "Fully Delegated" bank/lender who underwrites their own loans and is a "Direct Endorser" or Full eagle. 

In my state only standard policy is provided and no endorsements are possible.
