Novation Agreement and how to use it

Curious if anyone here is actively using novation agreements in their real estate investing business? I'm familiar with what the agreement is and in which situations to use it but have a few questions about its use.

Does anyone here know if you can get a property under contract initially with cash and switch to financing to use the novation agreement?

Also for anyone using this agreement actively in their business how are you finding the buyer who will buy it with a loan.
