The person that did the repair should have had some inclination of the actual life left on the unit and advised of this.We had a fuel oil delivery that was pumped into the venting pipe,, the oil ran into the floor drain and then into our septic system at my parents house. was a mess, middle of winter they had to pump out the septic and drain field.

The policy covers only legal liability for damages to the landlord’s property (covered losses include fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump, falling objects, riot, or civil commotion) up to $100,000.So when that tenants overflows the tub and nukes 3 bathrooms below it with water damage, that get's covered under their Tenant Liability Insurance to repair said damages.

We use flow arrestor lines on washing machines and dishwashers and inspect them annually; we do not use refrigerators with water dispensers or ice makers (they are less energy efficient anyway) and we install trays and floor drains under appliances and hot water tanks whenever possible.
