My grandfather found this deal thru his church.

Next to me there is neighborhood commercial parking lot for a church down the street.

At this point, I don't have a lot of time as I work full-time and I'm very involved with my church and family, which is why I need to partner with or lend to someone with time and experience so I can learn.  

For solid bid on any needed rehab.The other is a converted church duplex site (owner has mortgage on this) and a triplex built later on the next lot.

It's home of Eric Church the country music star and home of Madison Bumganer the pitcher for SAn Francisco Giants.

However in order to present him the best solution on selling his property in the future and to defer taxes I am wondering if anyone knows of something outside of a 1031-exchange or Charitable Remainder Trust (CRT) that would allow the seller the defer taxes and give the profit from the sale to his church and remaining family members.Any ideas?
