Finders Fee on a free house?

I came across a house that is "free" on a church property. The project is too big for me to handle but I thought about pitching it to a local REIA (they allow members to pitch deals) but adding a "finders fee" on it (I would give a portion back to the church)...

Just trying to think of ideas on how to actually do this, would you actually announce it as a free house and say that they would owe me a finders fee?  I just don't see that working out lol.

Any thoughts / suggestions would be appreciated.  Thanks.
