@Todd Powell I don’t get it either but like others have said he has to be hiding something else or he knows that if an electrician goes in there it would be more than a panel swap.

Has anyone ever had to swap out collateral on an SBA Loan.

You can do a reverse BRRRR where you swap the first two Rs and buy, rent (and hold, keeping your money in it), wait until the tenant goes, then rehab, and sell or refinance and rent out higher.

Other fairly simple things like swapping paper thin hollowcore doors for solid ones might help with that too depending on how the noise propegates.I know things have slowed down a lot.   

IE hedge funds swapping portfolios. 

Would there be negative tax implications to offer a property swap in this situation assuming the other investor is interested?

If it's not marked at all, measure the tank and bust out some geometry to figure it out.If you still have 3.2 or 5.0 gallon toilets, you might consider swapping out for 1.6 gallon ones. 

They want a new washer & dryer (the current one is loud), but I do not want to swap it out since theirs works.
